Served as exclusive real estate advisor to one of
New York City’s most exclusive and prestigious
tenant rosters. The building’s retail value was a
significant under performer in New York City’s
Midtown Plaza District. Several building systems
were in need of upgrades and modernization.
In just over three years, Red Rock Global completed
upgrades of the building’s fire & life safety systems,
passenger and freight elevators, roofing system,
common areas, facade and electrical distribution
system. These capital projects totaled more than
$11 million. Additionally, RRG completed one of
New York City’s most creative and complex retail
repositionings; combining a non-income generating
mezzanine level with a stable, but under performing
ground floor retail level and a second floor office level.
The result created the world’s largest Disney flagship
store at 42,000 sf at blended rents of over $325 per
square foot (the highest in the market at the time);
increasing the building’s existing rent roll by 34%.
